Packhouse Royal
Well, I’ll admit it. I announced our Packhouse Royal plan too early…about two years too early. We purchased the property at the corner of 401 and Flat Rock Church Rd. (3822 US 401 S) in June of 2022 with the intentions of opening within a few months. It turns out that it was not God’s timing for the project. We needed to completely rework our plan to comply with local and state requirements. I am happy to say that we are finally moving forward and hope to be open before the end of 2024, likely sooner!
The existing building on the property will be our Roastery! Yes, we are roasting so many beans these days that we have to expand to a much larger location that can accommodate our needs. The Roastery will not be open to the public at this time. It will simply house our roasting operations and some office space for a few of us Packhousers.
Next, hopefully this summer, we will be constructing a 319 sqft building that will be our drive thru building! It will work much like most of our other locations being a drive-thru only coffee shop. We will serve the same delicious drinks and treats that we always have.
We’ve been working on the Roastery for the past month and have made a lot of progress! We have electrical complete (thanks to GM Johnson Electrical Co), HVAC installed (thanks to Bunn’s Heating and Air), plumbing nearly finished (thanks to Clear Water Plumbing and Heating), Dumpster services (All-American Dumpsters) and a lot of cleaning done (thanks to Jacqui, Lindsay, and Karen). Our power is getting hooked up within the week and then we’ll be free to finish a lot of other things! We’ve got fun ideas for the finishes inside the Roastery that we’re excited to work on.
Then, there will be some BIG items to take care of: Paving the lot and the driveway (Calvin Ray Paving), beautiful landscaping (Prestige Landscaping), and a couple of street lights over our parking and driveway (Shoutout to Duke Energy). That completes our “Phase One” to get our Roastery up and running.
“Phase Two” will take place this summer (hopefully). This will include the construction of our 319 sqft drive thru building (thanks to Champan’s Construction) and a turn lane off of 401 (Calvin Ray Paving) into our Packhouse property. If I’m being honest, the turn lane was our biggest hold up. We were not planning on that significant expense, but it is a necessary addition to our project for safety reasons. Once these two big items are checked off the list, we will be finished completely and OPEN FOR BUSINESS.
I can’t forget to mention Dwayne Kroeze with Bolton & Menk and Harry Mitchell with Mitchell Design Group for the 2 years of surveying and engineering they have done for Packhouse. These were two facets of the project I WAS NOT prepared for. We keep learning with every step of this process and we’re thankful for the relationships we’ve made with these professionals along the way.
